| Searching for your agent Step 1 Be aware that when you are buying a home your negotiation process can swing your final purchase price by thousands of dollars. Your negotiation starts when you start communicating with sellers and real estate agents who represent sellers. If you need a five bedroom home and you tell a seller or seller's agent that, don't expect to be able to negotiate effectively on the only five bedroom home on the market. Be careful about sharing your needs and wants. They can be used against you later in the process. Discuss this aspect fully with your agent. Step 2 Understand that the more sophisticated the property search site is, the more likely the agents will be able to you track your search efforts. Many real estate company property search sites give preference to clients that "sign-in for help, this is at not cost to you! Step 3 Ideally, find an agent's site that speaks to buyers apart for real estate as a whole.. You will fair better that agent is versed to handling either or both sides of the transaction. Step 4 If you must use a property search site of a regular real estate company, be aware that you may receive additional information about your search via e-mails. This is normal practice and you may "opt-out" of this service anytime. Step 5 Later, when you actually meet a real estate agent, make sure you don't use the same email address with them unless they are legally obligated to represent you as a the buyer's agent, designated seller's agent or "dual-agency"; this should be legally stated, in writing, from your agent at your first meeting. |
